10415 Woodbridge Street

Toluca Lake, California 91602

This home is a rarely offered, beautifully elegant 3 bedroom Spanish Revival, located in prestigious Toluca Lake. The house, which was recently remodeled, is preserved with many original details including niches, wood beams with carved corbels, arched main entry door and doorways, and beautiful leaded and colored glass windows. It is further complimented by added designer accents and finishes including French doors, maple hardwood floors, terra cotta pavers and vintage antique door knobs and drawer pulls. In 2008 the house exterior was painted and in 2010 the entire interior was painted.

Thick stone interior walls provide a cool retreat during the hottest summer days, as well as substantial insulation in the cooler months. The ground floor offers an open and inviting layout. A large family room with wood burning fireplace dovetails into the spacious great room and separate dining area. The chef’s kitchen has countertop seating, generous granite counters, a 36” Viking range with grill top, and a cozy breakfast nook for morning coffee or afternoon tea. New appliances include the refrigerator, and baby gooseneck faucet. Both ground level bedrooms are airy and bright, include silent ceiling fans, spacious closets, polished maple hardwood floors, and share a tastefully designed bathroom with a walk-in shower.

The upstairs master bedroom retreat features hardwood maple flooring, ceiling fan, and an enormous walk-in closet. French doors open to a tiny terrace-balcony with views to the beautiful back garden and salt water swimming pool. The master bath includes beautiful hand-cut floor tiles, a luxurious soaking tub, a door-less shower, and authentic vintage glass door knobs and drawer pulls. The entire property was landscaped by renowned Los Angeles-based landscape artist Nancy Harrington of Evergreen Garden Design. She currently teaches at UCLA. Nancy is extremely talented and in very high demand in Los Angeles. The present owner will happily refer you to Nancy.

Back and front gardens include earth-toned flagstone paths and a variety of low-water plants and attractive polished stone gravel. The back garden patio provides a beautiful seating area and surrounds a refreshing swimming pool, chlorinated by a newly-installed salt system. The entire property is easy to manage with no grass to cut. The rear garden wall is home to three apple trees, each spliced with 3 different kinds of apples: Fuji, Anna and Delicious. These three trees produce hundreds of apples during the months of July and August. Also growing is a stately lemon tree (possibly as old as the home itself), and budding Valencia oranges. Newly landscaped floral planting with many varieties of perennial plants and flowers include abundantly growing French and English lavender, Lamb’s Ears, flowering purple Status, climbing star flower, roses, lisianthus, alstroemeria, and many more.

The 2-car garage is newly remodeled as of 2010 with brand new ceiling, freshly installed drywall, and a conveniently attached 97 square foot workshop with ceiling fan and windows that open out to the garden.

History of 10415 Woodbridge Street: This home is known as the Mr. and Mrs. John H. Patton home. The Patton’s hired a self employed building contractor and architect Donovan Hultin, who was known to design his own houses. Hultin was born outside the United States, probably in Sweden, about 1896, and had his studio office in Santa Monica. His other works include the J. C. Gilliam residence at 316 North Camden Drive in Beverly Hills (1927), the Aitken residence at 110 South Gardner Street in Los Angeles (1930), an apartment house on 8th Street near Western Avenue in Los Angeles (1929), the George Rank house (another ornate Spanish Revival) at 10146 Toluca Lake Boulevard (1929), and a women’s hotel at 223 South Gramercy Place (1930). The work he did on 10415 Woodbridge seems to have been one of his last houses. All of Hultin’s known creations have withstood the test of time. Source: The Building Biographer, Tim Gregory 2010.
